Water can travel along the deck before it shows inside, so the stain and the leak may sit apart. That gap is why we trace the path instead of patching the nearest tile.

That work carries our ten-year workmanship warranty, which covers a complete replacement only. Repairs and relay jobs sit outside it, and we say so when we quote.

Taking the tile off and checking it

We stack the lifted tile on site and check each piece as it comes off. Some tile goes back down in good order, and some arrives cracked or breaks in handling. Reuse depends on the condition of your tile, not on a rule we set in advance.

Every estimate we write includes a tile allowance, so we price that risk before work starts. If breakage runs past the allowance, we show you the count before we order more.

New underlayment and deck repairs

With the tile off, we strip the old underlayment down to the wood and read the boards. Rot in the deck is a common reason a tile job changes once we open it. We show you the damaged area and price the extra work before we replace a board.

New underlayment then goes down across the whole area we opened. The tile returns on top, and we finish at the flashing points where leaks tend to start.

Not every roof here is tile, so we work across the other common systems as well. Asphalt shingle jobs run from a patch at a flashing point to a full tear-off and new roof. Tear-off means stripping the old covering to the deck instead of covering it over.

Flat and low-slope roofs take a torch-down system, where we heat weld the seams of the modified bitumen sheet. Our usual product is Polyglass Polyfresko G, an APP granulated cap sheet in reflective white.

A low-slope roof still has to drain, so we check where the water actually goes. Standing water works at the seams over time, so we plan the slope and the drains around it.

Metal work means standing seam panels, where raised seams cover the fasteners underneath. We install 24 gauge panels for that system, and the finished surface gives water a clean run to the edge.

On commercial and multi-unit buildings we handle low-slope work, including TPO when an owner asks for it. We carry out the inspection an insurer requires before renewal.
