Our usual low-slope system is torch down modified bitumen, which we heat weld into a sealed sheet. The product we prefer is Polyglass Polyfresko G, a granulated cap sheet with a reflective white surface. A cap sheet is the top layer you can see once the roof is finished.
Low slope is not flat, and the roof still has to move water to its drains. We look at drains, edge details and flashing when we price low-slope work.
Some commercial buyers ask for TPO by name, and we install it. We will also explain where a torch down system may suit the building, then price what you pick.
On pitched roofs we work with asphalt shingle, tile and standing seam metal, which hides its fasteners under raised seams. Under a tile roof sits the underlayment, a waterproof layer that can fail long before the tile does.
When the tile is still sound, we lift it, replace the underlayment and restack it, taking out any rotten boards.

A repair assessment or a planned replacement
A repair makes sense when the rest of the covering is holding and the damage stays in one area. Slipped tile, a failed flashing joint or a small shingle patch can fall into that group. Our roof repair page goes through that work in more detail.
Replacement becomes the better path when the covering is worn across the roof or the deck is wet. The deck is the layer of boards under the covering, and rot there changes the scope. We raise that early, because the deck only shows itself once the covering comes off.
